DEREK J. SPOHN

Six years in the Marine Corps as an infantry sergeant taught me that execution is everything. After my honorable discharge, I cut my teeth on the basics of construction doing renovations with RVC, earned my stockbroker license, then moved into multifamily — first as GM of Smart Floors, a multifamily flooring installer recognized as Vendor of the Year by the Utah Apartment Association, then as a licensed General Contractor.

I built Turn One because the data confirmed what I kept seeing firsthand — tenants highly value storage upgrades, but operators weren't deploying them at scale due to cost, product quality, and execution concerns. What does the lifetime warranty actually cover?

The lifetime warranty covers manufacturing defects, structural failures, and hardware malfunctions for the life of the product. Normal wear from tenant use is covered. Warranty claims are handled directly through Turn One — we coordinate replacement parts and service so your team doesn't touch it.

What happens to the systems on unit turnover?

The closet systems stay in place — they're a permanent fixture that enhances the unit for the next tenant. On turn, your make-ready crew wipes them down like any other built-in. No disassembly, no reinstallation. The systems are engineered for years of tenant turnover without degradation.

Can you install in occupied units without disrupting residents?

Yes. The product has been installed in 355 units at a single property where 95% were occupied. Our crew works clean, fast, and on a scheduled basis coordinated with your leasing team. A standard reach-in takes a few hours; walk-ins take a full day. Residents are notified in advance and disruption is minimal.

What's the minimum engagement size?

Engagements start at 50 units for a full rollout, or 10–50 units for a Validation Pilot. We'll work with your timeline and phase installations around leasing activity — there's no requirement to do everything at once.

Where do you currently operate?

We're currently deploying with institutional operators in the Southeast United States. Our manufacturing partner ships nationally from their facility in Lakewood, NJ, and we're expanding our installation footprint based on portfolio demand. If your properties are outside the Southeast, reach out — we'll let you know our timeline for your market.

How does your pricing compare to California Closets or custom builders?
